Remember those summer trips to Europe. The "living village" concept appeals to anyone who has visited Europe and returned wondering why we can’t recreate the small village feeling here in America. Real estate developers have had mixed results in trying to emulate the European feeling, usually because of financial constraints or simply an inability to focus on detail. We feel that an affordable living environment can be created that also appeals to Americans’ sense of style and taste.

Several trends are currently at work that we feel will heighten the demand for such housing. First, demographically, as baby boomers become empty nesters, their housing requirements will shrink. They will seek less yard and more convenience. Second, large proportions of baby boomers have traveled extensively. They would welcome the opportunity to re-live their past summers in an exciting new living environment. Third, the automobile/mall concept is losing its luster for many Americans, who we believe will prefer walking and biking to driving. Finally, telecommuting is rapidly supplanting traditional commuting making it possible for working adults to spend more work time at or near home.

All of these factors lead to a demand for village-style living.

The core of the village will be mixed-use residential and retail shops fronting one or more cobblestone streets. The retail or convenience shops will include a cafe, small grocery, bakery, restaurant, etc. The street will provide a pleasing atmosphere for strolling, mingling, cafe sitting, and hopefully an evening festival or two. To complete the European motif, the streets may be converted to outside restaurants during warm months, as long as it does not distract from the overall appeal of the community.
