Live in a unique European-style village…

We are seeking associates to pre-develop and own unique homes in the California wine country. For a minimum investment you will be involved in the design and construction of your own manor-style townhouse on a cobblestone street, with fountains, gas lamps and endless European charm.

Approximately 2,000 square foot, 3-4 bedroom/3 bath carriagehouse
A village atmosphere with local shops, cafes, neighbors
Units that are fully outfitted and wired for a home office lifestyle
Membership in an association that may grow over time and possibly provide additional profits
Options on future sites and development units
Morning coffee delivered to your door
Enhanced security, since units front on a common courtyard
Emphasis on open spaces
Old World Charm

MOTEL CONVERSIONS

One of the quickest means to developing the Euro Villages concept is through conversion of existing multi-family structures.  Typically, this involves upgrading motel property or older apartment complexes.  The savings can be substantial since in many instances "cosmetic" improvements often generate financial benefits far in excess of their cost.

Our concept will be to provide a pleasing European street scene environment to previously lackluster properties.  The beginning investments will include:

        -    upgraded streets and walks, with a cobblestone effect

        -    European style street lights

        -    upgraded living units

        -    re-configured alleys and retail stores

What better place for a Euro-style village than near one of Los Angeles' many movie studios.  We have identified the following as potential areas for development:

Sony (MGM), Culver City
Paramount, Hollywood
Warner Brothers, Burbank
Disney, Burbank
Universal, North Hollywood
Fox, Century City

The projects will have a natural appeal to employees in the "Industry" .

The "Boulevard Style"

Reminiscent of Paris and Vienna, this style encompasses broad tree-lined boulevards, sidewalk cafes, boutiques and small businesses and the arts.

It can also be used to spruce up inner city neighborhoods and low income areas.
